The Colorado Springs metro area home market has been resilient in 2026, with August showing signs of cooling with less inventory and fewer sales. Closings were down 12.3% compared to July, and also down 4.1% compared to a year ago but total single family home sales are ahead of last year. Home prices reflect a return to a balanced market, falling 2.1% compared to last summer. This is good news for buyers, with more choices and more room to negotiate. Sellers can succeed by presenting a property in excellent condition, and well-priced compared to the competition. Even so, expect more inspection and concession requests. Buyers feel empowered and are prepared to walk away.
