The southern Colorado housing market is showing a seasonal slowdown, in line with current trends in Colorado and across the U.S. Fremont County home sales slid 31% compared to July. Home prices also dropped by 3%, but overall are still significantly higher than last year. The median single family home is $351,000, up 11.2% compared to August of 2025. The region has seen an increase in buyers from the Colorado Springs metro area, and beyond, looking for more affordability. But with inventory holding steady, sellers should expect more inspection and concession requests. The current inventory also gives buyers time to shop. Sellers should expect to wait longer to get under contract. The average days on market is current 79 days.
