
Fremont County single family home sales and prices are on the rise, according to the latest statistics from the Royal Gorge Association of REALTORS. There were 55 sales in March compared to 47 closed that same month last year. But year to date home sales are up 12%, a significant increase. The median home price in March was $350,000, an jump of nearly 15% over March 2025.

We’re Watching 4 Trends:
- Inventory is surging — Active listings jumped 34.9% year-over-year. Sellers are putting significantly more homes on the market, giving buyers far more choices than they had in March 2025.
- Sales volume is growing, but at a slower pace than inventory — March closed sales rose 8%, while year-to-date sales (Jan–Mar) grew a stronger 12%. Demand remains healthy, but it’s not keeping up with the rapid increase in supply.
- Months of supply is rising — From 5.4 to 6.25 months. This is the clearest sign the market is shifting from a tight seller’s market toward a more balanced one. (Note: 6+ months is generally considered balanced in most Colorado markets.)
- Prices continue strong appreciation — Median sale price climbed 14.5% despite the jump in inventory. This suggests buyer demand is still robust enough to support higher prices — a positive signal for sellers even as competition increases.
Market Insight / What It Means
- For Sellers: The market is still favorable — prices are rising solidly and homes are still selling. However, with 35% more competition, properties may take longer to sell. Pricing competitively and preparing homes well will matter more this year.
- For Buyers: Much better selection than last year, with less urgency. The higher months supply means you have more negotiating power and time to shop.
- Overall Trend: The Royal Gorge area is experiencing healthy growth with cooling intensity. Sales and prices are both up, but if inventory continues to climb, successful sellers will offer their properties at an attractive price and be prepared to pay closing costs or make other concessions to close the deal.
