It’s Closing Day on Your New Home – Are You Ready?

The process of finding a home that fits your needs and is perfect for you and your family takes time and preparation. Once you are under contract to buy your perfect house, you’ve made it through getting a loan, inspection, appraisal and all the other details and you’re ready for closing! Here are a few tips to help closing be a successful and smooth transition.

Know The Location and Time of Your Closing

It may seem simple, but make sure you know exactly where you’re going to close on your home and when you need to be there. Often in Colorado, closings are done at a title company or real estate office. Get the address from you real estate agent, plus any specifics like parking or special needs that you may have to make it a successful closing. For instance, the title company can arrange (in advance) translators or sign language specialist to help communicate.

Bring Your Identification

The title company will require a form of ID (usually a driver’s license or passport) for everyone who will be signing documents (i.e. those on title). Make sure you bring you identification and have it ready as this will be one of the first requirements when you arrive.

Organize Your Method of Payment In Advance

“Good funds” are required for closing. This means, you can’t bring a stack of cash to the closing table or a personal check. Talk with your bank about having the money wired to the title company (you’ll need wiring instructions from the title company before you talk with your bank), or get a cashier’s check before arriving for the total amount due. Your agent should provide this amount down to the penny a few days before closing.

Transfer and Begin Services

Utilities: Call your local utility providers to make sure utilities are transferred to your name on the day of closing. Depending on the company, you may be able to do this simple transfer of ownership without any reconnect fees.

Trash: There are multiple trash companies in many communities (like Colorado Springs) so check to see if it’s part of an HOA or if you’ll need to contract directly with a waste management company of your choice. In Colorado Springs, there are also discount and perks you can opt-in for trash recycling.

Property Insurance: Homeowners insurance will be required by the lender if you’re getting a loan to purchase the home, and you’ve probably already dealt with choosing a company. If not, make sure you have adequate property insurance starting the 1st day of ownership.

Mail: Visit your local post office or jump online and have your mail forwarded from your old address to the new address. Over the next six months, be intentional about submitting your address change with the various companies you do business. This is especially important with credit card companies and can typically be updated with a quick phone call or a few minutes online.

Cable: Call your local cable provide to set up new internet, phone, and cable service. Some companies are able to transfer your account from you old address.

New Services? Think through what other services you may need in your new home that you didn’t have before. These may include things like a landscaper, pool cleaner, home security, etc.

Consider Contractors You’ll Need Immediately

It’s always nice to have new carpet and appliances before you move into your new home. Coordinate with contractors to deliver products, install carpet and appliances, and prep the home for your ownership within a few days of the closing. Get Property Information

If the seller is attending closing with you, often you can ask questions directly to make sure you understand the property you’re about to own:

Is there a code to the garage door?
Which mailbox is yours and did you get keys?
What day is trash picked up?
Keys for a pool?
Gate code for a security gate into the complex or clubhouse?

Beware of Scams

Someone’s always trying to take your hard-earned money and the two most common fraudulent practices are:

(1) wiring the money to an undeserved party
Make sure you are communicating by phone or in person with the title company to verify where the money is being wired.

(2) charging you for a copy of the warranty deed to your new home.
After you close, you may get “offers” in the mail to pay (usually around $80) for a copy of your warranty deed. Don’t fall for it! You’ll get a copy at closing, and the official copy once it’s recorded through the county. If you ever need this document, it’s public record and won’t cost you a penny. Also, your real estate agent can provide this to you at any time, especially if you need it for your taxes at the end of the year.

Get Ready To Sign Paperwork

Especially if you are getting a loan to purchase the home, there will be a stack of paperwork to sign. You’ll sign everything as instructed by the closer and usually consistent with the name you’re taking title to the property. Plan for about an hour to sign paperwork and finish the closing meeting.

Recycling Perks Colorado Springs has a simple system summarized by their tagline, You Recycle, We Reward. Perhaps it’s what our city needs to encourage recycling: a very real and felt benefit. Recycling Perks partners with Waste Connections of Colorado Springs and local businesses to provide bonuses and perks for simply recycling at your home.

How Do I Earn Perks for Recycling at Home?

Individuals can sign up for the Recycle Perks program on the website and start earning each time your recyclables are picked up by Waste Management of Colorado. On pick up day, your account is credited with perks and special discounts from local businesses (like Bingo Burger). It’s available in multiple cities throughout the nation, including Colorado Springs and Denver. However, it just launched in Colorado Springs in June 2018, so the company is actively working on building their list of advertisers / participating businesses to provide discounts.

Protecting Yourself From HOA Special Assessments

HOA Special Assessments

With the recent hail storms in Colorado Springs, HOA communities are assessing damage and often passing the costs onto the homeowners. If you live in an HOA community, special assessments could be mandated to homeowners often costing you thousands of dollars unexpectedly.

Why Would an HOA Charge a Special Assessment?

Typically, these are one-time required payments by each homeowner. Special assessments can be collected for general maintenance of a complex or shared community space (such as painting, roof replacement, paving shared driveways, etc), but generally these assessments follow a “sudden and accidental event” such as a hail storm, fire, or other type of loss. Sometimes the HOA will allow owners to pay in a few payments for larger amounts, but either way, we’ve seen special assessments as high as $7,000 per unit (owner). If you’re an investor and own multiple units, it could be a huge financial obligation that forces you to scramble to figure out how to pay your share.

What Can Homeowners Do to Protect Themselves Financially?

One option to be prepared for a special assessment is create a savings account for HOA fees and assessments. Just like your HOA, you should have some reserves to pull from for the unexpected expenses. However for many of us, this isn’t practical or attainable.

Perhaps the easiest and most immediate solution is call your homeowners insurance agent today! Ask about the Loss Assessment Coverage and find out if you’re covered and your coverage amount. Some policies automatically include this coverage, but the default coverage amount is very low and most likely should be increased to assured you have proper coverage. Carl Adams, owner of Red Letter Insurance, says, “I typically recommend going with the highest coverage offered” because the additional coverage is so affordable.

The Loss Assessment Coverage is very inexpensive (one client got $50,000 worth of coverage for $85 per year) but is worth every penny. Basically, if your HOA creates a special assessment, you file a claim with your insurance company under the loss assessment coverage and after you pay your deductible, your homeowners policy covers the remaining cost (up to your coverage amount).

What Are the Pros and Cons of Adding Loss Assessment Coverage?

If your HOA determines to charge a special assessment to the owners, your loss assessment coverage could cover any additional amount after you pay your deductible. But keep in mind, it is considered a claim on your policy. Adams recommends, “Talk with your insurance professional about what makes the most sense.” Sometimes, filing a claim, although it will pay for the single incident, may not be the best option if it increases your rates, stops your claims free cashback perks (with some companies), or makes it difficult to shop around for insurance because of a past claim.

Keep in mind that HOA’s are usually set up in condominium and townhouse complexes, and the Loss Assessment Coverage typically applies to HO6 Insurance Policies (the type of policy you’ll typically get for a condo or townhome). But it can also apply to single family homes in a Homeowners Association. Check with your insurance broker or agent to verify your type of coverage and coverage limits.

The Latest Real Estate Market Trends in Colorado Springs

This real estate market has taken Colorado Springs Realtors on a wild ride, but is this slight change in the market a hint of what’s coming in future months?

Real Estate Stats for Colorado Springs and El Paso County

We knew the skyrocketing prices and home values were not sustainable for very long and July brought some decreases in average sales price and more listings on the market. For the month of July 2018, our average sale price dropped $14,000 for single family homes to $347,517 which is a more significant month-to-month change than we’ve seen in over 2 years. Many of the past months have been constant increases and made for a highly unbalanced seller’s market. July has been the first we’ve seen buyers starting to feel some relief in our market, as sellers decrease prices and more people are selling. In fact, we exceeded 2,300 active homes on the market – an amount we haven’t seen since July 2017. As the market shifts, B8 Real Estate offers valuable expertise to help both buyers and sellers navigate these changing conditions effectively.

Interestingly, we have not seen a significant increase in “Days on Market” which means homes are selling just a quickly, but they are selling for less and there is actually more inventory (homes) to choose from. As of the end of July, our average days on market was 21 days for El Paso County. Keep in mind, various areas of town have different stats, like 45 days in Briargate versus 10 days in Central Colorado Springs.

So should you be worried? No. The market is correcting and finally allowing for a more balanced and fair market, for both buyers and sellers. Now, it should be more about the home and negotiations can become an interaction where both have to give a little. Also, this isn’t yet a verifiable trend – is just one month of changes – and we could see these trends reverse in August as families move before the beginning of school. We often see small ups and downs around this time of year, and then a quick pick up again in the Fall months.

For now, buyers, you should jump on the opportunity of lower prices before interest rates increase anymore. Sellers, most of you are still getting amazing appreciation on your home and full list price, but you may not have 15 offers within the first day…. But there are always exceptions!

August 2018 is no exception and there are plenty of events to choose from, whether you are looking for family friendly events, food events, or more touristy options like downtown guided tours. First Fridays Are a Constant Winner: 5:00pm-8:00pm

Events happening in Downtown Colorado Springs during August 2018

Don’t forget to add a recurring event for the first Friday of every month to your calendar. This monthly event gives both locals and tourist the chance to see the arts community firsthand and up close. Art galleries throughout Colorado Springs Downtown will be open, most with local artists’ work displayed and available for purchase. Wander through the exceptional art galleries, then drop into a theater for a local show. The offerings are different each month, but downtown will be buzzing with music, food, galleries, and entertainment options. For artists preparing their exhibits or creating on-site demonstrations, Glue Guns Direct is a go-to source for reliable adhesive tools that make setup and creativity seamless. You can even take a guided biking tour during the event, using the PikeRide Bike Share bicycles. The Centennial State turns 142 years old on August 1st, 2018 (also known as Colorado Day). And we’ll gladly celebrate Colorado’s birthday with free admission to over 40 State parks on Monday, August 6th!

Plus, Colorado Springs was recently recognized at the “Most Desirable Place to Live” in a nationwide survey. That makes for a pretty amazing birthday, Colorado!

Colorado is the 8th largest state (in terms of square miles) and has always attracted folks for the great outdoor activities, temperate climate, and quality of life. The national and state parks in Colorado give locals and tourists a wide variety of options, from exploring ancient cliff dwellings to a relaxing day on a mountain lake. Colorado Springs receives recognition from US News and World Report as #1 Most Desirable City

But the icing on the cake is Colorado Springs recent designation of Most Desirable City in the country! Yep, in a recent U.S. News survey people voted Colorado Springs #1 for a city they would want to live. Over the past few years, we’ve seen huge population growth which has created more urgency to continue improving the city. Downtown Colorado Springs has seen significant spikes in living options, entertainment, restaurants, recreation access and much more. Just last week, the city announced plans for a 10,000 seat outdoor stadium (which will be home to our major league soccer team, the Switchbacks FC) and a 3,000 seat indoor stadium for the Colorado College Tiger Hockey team. Plus, transportation and recreation are being thoughtfully tackled with additions of new services like PikeRide Bike Share System and the Legacy Loop Trail. As we launch into the summer season, it’s going to be easier to sell a home but tough as a buyer. The May 2018 numbers have been released, and we continue to have more home sales each month and fewer homes being listed. Although our days on market are down even from the previous month (April 2018), our average home price continues to increase.

Keep in mind, these stats are for the entire Pikes Peak MLS, which includes El Paso County as well as other surrounding counties including parts of Teller, Chaffee, Custer, Douglas, Elbert, Fremont, Lincoln, Park and Pueblo.

Average Home Price: $355,927 (Single family homes and patio homes – doesn’t include condos/townhomes)

This has increased from $348,527 only a month earlier in April 2018. As the average home price increases, we see more sales activity in the $300,000-$400,000 price range. Just a few months ago, almost half of the sales activity was in the $200,000-$300,000 price range. As of May 2018, each price range now make up about 30% of sales. That means over 60% of home sales between $200,000-$400,000. If you’re a buyer in this price range, you’re competing in an extremely competitive market, and homes on average are selling for 100.54% of list price (meaning, over the listed price).

Average Days on Market: Dropped to 22

If you’re just looking at El Paso County, the average days on market is 21. However, for our entire PPMLS area, it’s 22 days which is the average across all price ranges. This has decreased from April as well, so homes are selling quicker even in the past month. Also, if you’re in that “hot spot” price range of $200K-$400,000 the average days on market for the past 90 days = 6 days on market. Homes in that high demand bracket are selling in less than a week.

Sold Homes and New Listings Both Up

We saw an increase in the number of homes sold in May, jumping from 1,286 in April to 1,568 in May. So, nearly a 22% increase in sales of homes and as mentioned above, they’re selling for an average of $7,000 more than they sold in April.
Also, our total number of new listings in May was 2,080, just about 100 more new listings than we saw in April (1,972). It’s almost exactly what we saw in May 2017 as well, when we had 2,053 new listings so year-over-year there was no significant change.

What to Expect for Summer 2018

We have no reason to believe this market will slow down, even in the next few years. It will remain a seller’s market and prices will likely continue to increase with homeowners seeing drastic appreciation (probably averaging 13-18% per year). Whether you’re looking at statistics for single family homes, or condos and townhomes, all area appreciating very well and at a steady rate. It matters more on the area, rather than the style of home. Contact your favorite agent to find out stats on your specific neighborhood and how it’s appreciating in value.
